Maintenance

Ardager has an extensive maintenance plan in place and resident feedback is important to drive it.
From the feedback so far, there have been 34 projects identified. Out of these 29 are already completed. Works are in progress on 5 projects at the moment. These are:

1. Furniture Replacement: 80% complete. Deadline 31.12.2021
2. Granite Replacement in Gallery areas: 20% complete. Deadline 31.12.2021
3. Laminate Replacement in Apartments: 55% complete. Deadline 31.12.2022
4. Replacement of Curtains in Apartments: In progress. Deadline 28.02.2022
5. Elevator No.6: On hold pending approvals from state authorities. Deadline 31.12.2021

Issues:
Furniture, Flooring, Tiles, Kitchen Equipment, Balcony, Shower Head, Window Sealing, Power Outage and Cycles.

Solution:
Please if you have an issue related to the condition of any of the above, use QR code to fill request. Please put your name, apartment number and convenient date/ time for the inspection. After inspection we will confirm repair/ replacement.

Progress against Solution:
Ardager had put a detailed plan for replacing aging furniture and flooring in the apartments. The progress so far is:

80% of damaged or aging furniture has been replaced with new. Rest will also be replace before 31st December 2021.

55% of the apartments have new flooring. It is an ongoing process and all the apartments will have the flooring changed before 31 December, 2022.

Preventive Maintenance
From the feedback so far, preventive maintenance issues highlighted are the following:

Issues:
Air Conditioners, Ventilation, Heating System Noise, Mold

Solution:
Inspect all Air Conditioner units before summer, ensure all units are in working condition. Provide a schedule of planned maintenance of Air Conditioners.

Progress against Solution:
Air Conditioner Maintenance Plan has been completed. All Air Conditioners have been checked and serviced. Some have been replaced with new ones. Mold test has been conducted on request and Atyrau Sanitary Department has confirmed that there is no mold build up.

We have identified some apartments where we are replacing Shower Cabins and also improving water resistance. Please see attached Shower Cabin Repair document for details.

Waterproofing and replacement of shower cabins is now complete.

Building Maintenance
From the feedback so far, building maintenance opportunities highlighted are the following:

Opportunities:
Smoking Areas, Kids Play Area, BBQ at Patio, Bike Parking, Gym Working Hours, Sky Bar improvement

Solution:
We will provide an extensive plan to address all the above opportunities.

Progress against Solution:
Caramel Restaurant is No Smoking area. The signs are in place. Additional Bike Parking has been installed. Kids Play Area has been renovated. Additional BBQ grill has been added. Lighting and electricity sockets have been installed in BBQ area. Work is in progress on replacement of floor tiles in the gallery area and shall be complete before 31st December 2021.
